The Silverline Project

Carefully Designed Luxury Development

James Koster Architect is a renowned architecture firm based in New York City. Multi-Family Residential Space

James Koster Architect was retained to provide high-end residential consulting services for this proposed luxury mixed-use development at the foot of the Mountain Village gondola in Telluride, Colorado. The Silverline project was to break new ground for luxury development in the Rocky Mountains for embracing a modern style throughout and for the kinds of units and level of amenity that would have been offered.

 

Several schemes were developed, some more ambitious than others. The scheme shown here would have included 370,000 built square feet including 170,000 square feet of residential units centered on this plaza shared by the town gondola stations. 45,000 square feet of retail and restaurant space would have also fronted on this plaza, and a 100,000 square foot parking garage was to be hidden below the complex.

 

Mr. Koster's expertise with luxury multi-family residential development was well known and made him central to the planning and detailing of the residential spaces and many aspects of the exteriors. He also consulted on the general level of finish and amenity throughout the project.



Penthouse Terrace and Mountain Views

This penthouse terrace would have enjoyed a breathtaking view of Wilson Peak, seen here reflecting the last sunlight of the day. To ensure that every residential unit capitalized on these mountain views, the line of sight to Gladstone Peak, Sunshine Mountain, Lone Cone, and other landmarks was used as a template that informed the layout as well as window and balcony locations for every unit in the proposed project.

Typical Living Room

The residential design strategy was to embrace the modern style with open plans, window walls, and cantilevered balconies even though exposed timbers, dark wood, and Colorado fieldstone have become a sort of "ski resort vernacular." This comfortable, familiar palette of materials successfully evokes the spirit of the Rocky Mountains, so the challenge was to deploy these materials in a modern way.

 

In this view of a proposed living room, dark beams add definition and texture to the space without becoming too rustic, while the fieldstone fireplace has been given a simple cubistic shape. The window walls mimic the geometry of the beams and frame the stunning views while yielding light-filled interiors. These windows, combined with the glass rail system at the balconies, establish a transparency between the interiors and exterior that is reminiscent of the International Style.

Typical Dining Room

As discussed above, the residential design strategy was to render modern living spaces with familiar materials that would evoke the spirit of the Rocky Mountains. In this view of a proposed dining room with kitchen beyond, the dark beams add definition and texture to the space without becoming too rustic. The kitchen cabinetry was simply detailed with an eye toward minimalism that was intended to foreground the rich materials and simple volumes.

Private Hot Tubs and Other Amenities

Many of the residential units were slated to have their own private outdoor hot tubs that would be accessible directly from the primary suite or a massage room, as seen here. Great care went into the detailing of these hot tubs so that they would stay hot without wasting excessive amounts of energy. Each hot tub was to sit within a thoroughly insulated support structure, while insulated covers could retract into a concealed pocket when that hot tub was in use.

Typical Primary Bathroom

Luxurious primary bathrooms infused with a modern sensibility were also a part of the developer's vision for the Silverline project, so the connections between the rich woods, textured stones, and other materials were carefully detailed with an eye toward minimalism. The resulting design was intended to foreground the warmth of these familiar materials while distinguishing this project from more traditional competitors.

Pool Deck in Spring

The pool was to be located inside the building to make it a year-round amenity, but a wall of glass doors could open onto this expansive exterior sun deck with a hot tub to ensure that the pool facility would be equally appealing during warm weather.

Indoor Pool

The proposed level of finishes at the indoor pool reinforces the luxurious quality of the Silverline project, while the wall of glass doors beyond could open onto an expansive exterior sun deck during warm weather. The flexibility of this arrangement would have truly made the pool a four-season facility.

Project Overview With Gondola Stations

This view depicts the proposed Silverline development with the Mountain Village gondola stations in the foreground. The plaza between the gondola stations would have been expanded into the site giving the Silverline a uniquely central position in the town in addition to exceptional ski-in-ski-outaccess.
