Apartments and Lofts

We pride ourselves on these total transformations of apartment and loft interiors. Whether an individual apartment or an apartment combination, we approach each project with fresh vision that generates unimagined results, always mindful of how we live in the 21st Century.


Luminous Penthouse

This unique apartment occupies an entire floor near the top of an art deco skyscraper, but the original layout was awkward and the finishes were ordinary. All the original ceilings, walls, fixtures, and finishes were removed to make way for a totally new interior that would be worthy of the stunning views. The kitchen was relocated to the center of the apartment, creating a large living-dining room. One bathroom was added while the other was substantially enlarged. All the windows were replaced, and central air conditioning was woven into the design throughout.

 

A modern, minimalist aesthetic drove the design and material choices. Off-white walls and epoxy resin floors create a visually "quiet" perimeter that contrasts with the material-rich elements at the core of the apartment. Zebrawood, anigre, and rosewood built-in cabinetry anchor the functional elements of the apartment, while stainless steel, translucent Corian®, and etched glass elements introduce a luminous, ethereal quality at any time of day.

Brooklyn Duplex

This project began with the need to combine a pair of ordinary one-bedroom apartments one above the other. All the original ceilings, walls, fixtures, and finishes were replaced with crisp, modern elements revolving around new modern stairs. These minimalist design elements coordinate effortlessly with the modern furnishings and contemporary African art collection.

Manhattan Duplex


Manhattan Duplex

Like so many of our NYC projects, this one began with a family’s need to expand their living quarters by purchasing an adjacent apartment.

Harbor Views

New bookshelves and a translucent shelf wall lead visitors to the main living space while obscuring direct views into the kitchen. The cubistic etched glass shelf wall is backlit by daylight, or it can glow from within by way of cleverly concealed accent lights built into the vertical supports.

Deco Era Loft


Deco Era Loft
Like so many of our NYC loft projects, this one began with the need to combine two humble apartments. The site for this project is within a Gothic revival, art deco era skyscraper. Given the prominence of the large arch-head windows and the family’s goal of achieving a sense of openness, we developed an architectural language that is at home with the materials and details of traditional residential work while paying homage to the ex-industrial character of the building.

Traditional Duplex


Traditional Duplex
This client was living comfortably in a nicely appointed, traditional, one-bedroom apartment.  They were enamored with their location, but needed more space to raise a family.  Our work with them began while they were considering the purchase of the apartment directly above with a goal of combining the two apartments.  Central to that mission was determining feasibility and then designing an elegant new stair in a traditional style that would embrace and reinforce the architectural language of the existing residence.  The entire upper level was also renovated to add three bedrooms and harmonize aesthetics the with intact lower apartment.

Townhouses

Many of New York City’s town houses are dilapidated, with dysfunctional spaces that are vestiges of obsolete lifestyles. We are experts at resurrecting these structures with unexpected results. Our work can have a traditional, restorative character or a serene, minimal sensibility with designs that reflect how we live in the 21st Century.


Cobble Hill Townhouse


Cobble Hill Townhouse
This substantial renovation of the 19th century brownstone included replacing and improving the landmarked facade, central air-conditioning throughout, a new kitchen in a glassy Greek revival rear yard extension and other improvements.

Historic Façade Restoration


Historic Façade Restoration
This project begin with a desire to enhance the appearance of this lovely but decrepit townhouse.
 
The pair of wood-framed houses was built together in 1818, but they had endured considerable deterioration and modification during the last century. Adding to the structural challenges, New York City’s Landmark Preservation Commission would preside over the aesthetics of any work undertaken, so our enhancements needed to evolve within the Greek revival language that was popular at the time of the house’s original construction.

Multi-Family

Multi-family buildings create new communities and impact adjacent neighborhoods. Our unique, site-specific design approach always achieves a positive outcome for both.


Silverline - Telluride, Colorado

James Koster Architect was retained to provide high-end residential consulting services for this proposed luxury mixed-use development at the foot of the Mountain Village gondola in Telluride, Colorado. The Silverline project was to break new ground for luxury development in the Rocky Mountains for embracing a modern style throughout and for the kinds of units and level of amenity that would have been offered.

 

Several schemes were developed, some more ambitious than others. The scheme shown here would have included 370,000 built square feet including 170,000 square feet of residential units centered on this plaza shared by the town gondola stations. 45,000 square feet of retail and restaurant space would have also fronted on this plaza, and a 100,000 square foot parking garage was to be hidden below the complex.

 

Mr. Koster's expertise with luxury multi-family residential development was well known and made him central to the planning and detailing of the residential spaces and many aspects of the exteriors. He also consulted on the general level of finish and amenity throughout the project.
